I'm behind Ted on the broad brush thing. Sure, there are folks (young
and old) who don't want to work very hard, or who get a degree in
something fun because somebody else is footing the bill and it beats
getting a real job. I'm happy for that segment of society; it makes me
feel better about my chances in a world with too many MFAs and not
enough jobs. I have no doubts about my own work ethic, and it's a nice
edge to have.

As for how to convince them to move near your studio... PAY THEM what
they're worth. My bud Patrick is the biggest workhorse I have ever seen,
making pots day in and day out, firing kilns, fixing problems and
basically managing the entire EMU studio... he also has a pile of
student loans to pay off, and one he has his MFA, will likely not be
willing (or able) to work for peanuts.
