First, find a lawyer who has done several rental agreements for studio
space. I specialize in criminal defense and know zip about rental
contracts.
I'd want certain things spelled out very clearly: who's responsible
for clean up, how much space is being rented, is the renter allowed to
use my kiln and if so, who pays for kiln repairs, who's responsible
for liability insurance, what materials will the renter be allowed to
use (do you really want someone using lead glazes), how will personal
materials be stored, to what extent does the renter have the use of my
personal materials.
These are all things that need to be worked out in advance. You do NOT
want to have to solve these problems as they come up.
