The general rule of rodents is that for every one you see, there are 100
that you don't see. You will never be rid of the bats, and you will never
close up all of their tiny access points. In the summer they will just be
flying in and out of your attic, but in the winter they will be flying from
the attic to the inside of your house, seeking warmth. Many of the very
old farm houses here have bats. I know one couple who keep a special bat
tennis racquet next to their bed. Another couple who have too soft of
hearts to dispatch the bats have mastered a sort of dance by which they
turn lights on and off in adjacent rooms until they have finally lured the
filthy vermin out to their porch, from which the bat is free to leave,
re-enter the attic, and reemerge inside the house to start the dance afresh=
.
Yes, yes, bats are wonderful creatures when they are outside, eating
mosquitoes. They are, however, far from wonderful when they infest one's
dwelling. Run, don't walk, the other way, and buy a different house!

Hi Kim,
Far as I know, if cleaning up 'iffy' Guano, just keep it 'wet' as you
mention...and, you can even use 'Oxine' ( Chlorine DiOxide ) and probably
even add a dab of 'Basic H' ( which acts as a surfactant ) added to the
Water which will do a very nice job of disinfecting or destroying various
Spores or Viruses or Molds or whatever else as may be potentially in the
materials. So might appropriate Enzymes, for that matter.
The hazard with these things is primarily one of aspirating dessicated
airborne particles of material, so, keeping it wet eliminates that aspect.
Ideally, or if concerned about latent Viruses, one would also protect one's
Eyes I suppose, which is to say also, to limit any potential poits of entry=
,
such as Mucous Membranes, small cuts or lesions and so on on the Hands...so=
,
Elbow Length Rubber Gloves, and Goggles or Face Shield anyway, would be
imagined to be the ideal.

Sounds to me like to have potential disaster on your hands.
You need to negotiate having a professional come in and assess the problem
with the bat poop.
It may involve removing all of the insulation and replacing it!

Once you get the large majority of bats out of the house you can make it
more attractive for them to be elsewhere. I have put up some bat boxes
before with very good result. Plans for them can be found on the internet.
Bats are fantastic at keeping flying insects down. The guano is another
issue entirely. Like most have said, if you wet it and wear a mask while
cleaning you should be fine.
