Phil:
As we are getting to retire, Joe and I have been investigating
other areas of the country which would be cheaper to live (in)
than our present digs. So far, we have found extremely
inexpensive land/house/farms in
West Virginia, Tennessee, Maine, and parts of upstate NY.

I have a number of good websites for realty companies that
specialize in "country" land. They seem to have a handle
(no pun intended) on lower cost properties.
E-mail me off list (anyone) and I'll share those websites.
This topic can rapidly go OT.

One caveat: Like anything else, don't buy without
checking it thoroughly first, in person! We have already
found three places on the Superfund list (yikes!)

Hey there Philip,

Well, I used to live in Phoenix and I know a couple who has been buying crappy old buildings in questionable
neighborhoods and renovating them into artist studios. They have been pretty successful and the areas they
have buildings in are slowly improving. Phoenix is still cheaper to live than many places and the art scene
is always trying to get better. The area I'm talking about has regular art events(First Fridays and Art Detour) and there are no coop ceramic studios like there are here in Portland. The only way someone that has no equipment could work in clay is to take a class at an art center so that would be a possible way for someone to cover their costs if they have a good sized building. You obviously know what kind of heat you'd be dealing with. Let me know if you'd be interested in the Phoenix area and I can contact these people to see if they know of anything. I think I remember them purchasing an old building for $3000 or some ridiculously low price once. Although condos have gone up since I left and maybe the realestate has too.

The challange has been two fold: "Where" to go?
... and, where as
will have something I can afford...?

I missed the opportunities in Tacoma Washington ( 1997ish),
and on some areas of Indianna ( early 1990s)...sigh...


Any ideas or information would be greatly appreciated...


I am exploreing other angles as well, such as inquireing of
various Counties in various States, and thought if I asked
you all, maybe I might get lucky...or find some good
leads...

Hey Phil - Check out this month's edition of "this old house" at your local
magazine rack - on the inside of the back page is a "save this old house"
section - this month it's an 1850's plantation mansion in Mississippi (in
pretty rough, but restorable shape) on 16 acres with an adjacent cabin -
the price listed is $60k. It says that they would consider any offer, but
that the seller wants the place to be restored. Could be a pretty nice
studio space - who knows.

HI Phil
I think you will be limited as not too many place are set up to handle
bison.

OK, seriously, now

in the west I think of

Butte , Montana
Southeast and mid to south and east Colorado
almost anywhere in Kansas
maybe Nebraska, the Dakotas too
NE Oregon, though there's so much public land and large landholdings,
and towns are so small there's not always a lot to choose from building
wise.
In the west look for established small cities , agricultural or mining
cities
who have seen their heyday come and go, but still have some
infrastructure.
the other variables are all personal preference, climate with regard
to weather, business, culture, etc.
There are some well established smaller cities in Kansas,
that have not grown with the passage of time.
One set of grandparents lived in Hutchinson, KS, a thriving little
metropolis , it seemed,
when I was a child, brick streets, nice downtown.
downtown now is a ghost of former self
but buildings, yes, nice brick, midwest solid, very reasonably priced
when you come from the 'hot growth' layers of the west.

Hi

check out Baltimore, Md. at http://www.livebaltimore.com/ there are
some really great bargains in wearhouses in the city, a friend of mine
bought a building that he uses to restore antique player instruments.
I can put you in touch with him if you want. also there are lots of
tax incentives for restoring old buildings. and for 50K you could buy
several buildings. there is a thriving art community here.
