The other due to defective electrical wiring, done by the previous owner.
Unlicensed work, and undisclosed at the closing on the house. House
inspection passed it.
Not covered by the insurance company. Loss? $175,000 out of pocket. I'm
still paying that mortgage off.
You bet your ass I'm going to read the policy, and I will NOT believe what
the agent tells me.

Dear Wayne... Sorry to hear of your losses... they were above & beyond, that's for sure....
If you've read your INSURANCE policy & still do not believe it????? Where does that leave you?
Sounds like you need a 5star attorney to sue the House Inspection company.
Tell you one thing, I'd not be paying off a mtg. in those circumstances.

The point, not only of my original rant, but also my reply to you was simply
this:
Sometimes it is not what is actually specified in the policy, but also what
is not specified.
An independent agent sells policies for maybe seven or 8 (maybe more)
companies.
They can't possibly be familiar with each and every one.
Just making sure your own interests are protected is absolutely vital
nowadays.
Suing would be an option, were the company in question still in business
(sigh).
That's what I got for trusting a realtor (who recommended it), along with
the insurance agent
who sold the policy. I'm a lot wiser now.
My grandfather had an expression he would often use:
"Too soon we get old, too late we get smart."
