mass potters home insurance

Hi Folks
This thread continues with the early home insurance discussions that we have had on Clayart
Now I have 5 insurance agencies working on getting me a home policy. They are saying that this is a very difficult job. Here is an excerpt from one email that I received:

good morning rick:
i just spoke with my underwriter at Encompass. he said that because of the kilns in the basement, it does not qualify for the home work endorsement and he informed me that encompass is no longer writing homes that have kilns in them due to the exposures that it presents. i did a quick check with the other companies that i represent and they also said that they will not write homes with kilns. the only place that i would be able to insure you is with Massachusetts Property Insurance Underwriting Association and their rates are about 20% higher than average. i'm sorry that i can't do any better than that for you. please let me know if i can ever be of any help to you in the future.

What is odd is that another agency jsut told me that I could be covered with the HomeWork endorsement. Last year, the same thing occured to me and my wife and I decided to go with a commercial bop and tenants policy to guaranty our coverage. Homework would have added only $350 to my home policy but going the way that we did, we went up $1900. You really have to be careful and fully research the advice that you get. When my wife and I are confident, we will bring the papers for our lawyer to review.

If any Massachusetts potters are reading this, please let me in on who is covering you.

In March the studio is moving to the new building 120feet away. (This is creating some problems as well.)

In the future, it may as well be that we potters are going to have to join together and work out of one location. The self-employed, work at home careers are going to forced to fade away by the insurance companies.

But the other side of the coin, where I am only paying mortgage plus $200 a month insurance for home and studio is dam cheap compared to paying Home Mortgage or rent, house insurance plus studio rent or mortgage and insurance.

But I may not be able to get insured as the agent noted above.

My goodness, what problems can develop.

I have lived in both Newfoundland and British Columbia and have had no
problems insuring a small pottery as an in home business (electric kiln).
The insurance agent wanted to see the studio, and when they saw the kiln was
on a cement floor, vented and had sufficient clearance from the wall, he was
satisfied. When I relocated my studio to a new site in Newfoundland, the
agent told me an electric kiln was treated as any other heating device, and
so long as the installation met electrical and building codes, it was not an
issue. He did not even come out to inspect. However, my present agent in BC
put a surcharge based on sales.

Which is a joke because I have zero sales as my studio yet to be setup.
However, I have my studio equipment and supplies that I wanted insured.

This agent was more concerned about on site sales and how many clients I
would have on site at one time.

I still need to resolve the vibration issue of the freight trains near my
house, before I invest in renovating the garage into a studio. First, I must
upgrade my electrical service. Now the fun %:-0 will begin with the
electrical and building inspectors and bylaw officers . . . and my banker
<>.

Try your Mass. Farm Bureau. They never had a problem with kilns =
(gas/electric). Just said make sure it is installed within local codes. =
Also very competitive rates. We saved $200.00 overall. Couldn't be =
